Receipt and review of the order

Upon receiving the judicial testimony or order, we immediately review the documentation to determine whether any additional documents are needed. Simultaneously, we calculate the fund provision and begin processing.

Technical and tax review

If requested by the client, we analyse the applicable tax regulations. We process the retrieval of cadastral values, prepare and file national tax forms, and notify town councils of the capital gains tax. Additionally, we handle and respond to any tax notifications that may arise.

Supplementary applications and notarial formalities

We prepare applications for tenancy freedom and successive registration, signing on the client’s behalf if we hold power of attorney. We coordinate with the notary to legalise signatures and move forward with the corresponding land registration.

Presentation at the registry and resolution of incidents

We manage the registration of the document with the Land Registry and actively monitor its progress to reduce time frames. In case of negative qualification, our defect resolution department acts proactively to rectify immediately. If the qualification is positive, we manage the payment of fees and collection of the documentation.

If any charges pre-dating the award are identified, we inform the client and obtain the necessary documentation to cancel them – whether financial or purely registral.
