Evaluation and Preparation (Pre-signing Phase)

The process begins with a detailed analysis of the portfolio available for acquisition. The simple notes are reviewed, a tax analysis of the assets is made and the legal viability of the operation is assessed. In addition, an estimate of the provision of funds is made and all necessary documentation is coordinated with the notary’s office to ensure an efficient registration.

Formalisation and Settlement (Post-signing Phase)

After signing, the debt certificates (UPB) are received and verified to ensure consistency with the agreed terms (NPL portfolios). The funds provision is adjusted to match the final perimeter, notarial copies are managed according to the Autonomous Community, and taxes (ITP/AJD) are paid, with FyG acting as a collaborating entity across the entire national territory.

Registration and Post-Acquisition Management

The simultaneous submission of deeds to the various Land Registries is initiated, avoiding groupings that could delay the process. Cadastral updates are carried out, along with communications to local councils (REOs), and the status of each registration is monitored daily. Any defect is proactively managed by a team assigned exclusively to each portfolio.

Ongoing Monitoring and Support

Throughout the entire process, the client receives reports at their preferred frequency (daily, weekly, or monthly). In addition, regular meetings are scheduled to address queries and track the assets progress. Once the portfolio has been registered, FyG continues to provide support by managing any tax requirements during the four years following the transaction, while ensuring the complete digitalization of the portfolio.
